Description:
Project Managers (PM) have direct P&L project responsibility. You are responsible for total delivery of the project, in accordance with established criteria. Depending on industry discipline, you will be responsible for: Accepting bid packages and assisting in the creation of bid proposals; project scheduling; execution planning, project progress review; expediting equipment and material; inspection, project safety and quality assurance. You are responsible for tracking, forecasting, and communicating costs, profits, and financial measures of the project. You will organize and manage all elements involved in construction: Safety; labor; materials; tools; equipment; consumables; construction schedule; change orders. The Specialty Project Manager has knowledge of interior/exterior insulated metal panel construction systems (IMP) and specialty experience in cleanroom, structural ceilings and raised access floors.
Requirements:
- Bachelor’s Degree in construction management or construction related field.
- Three to five years of Project Management experience in the industry.
- Knowledge of interior/exterior insulated metal panel construction systems (IMP) and specialty experience in cleanroom, structural ceilings and raised access floors
Responsibilities:
- Conduct long range project planning and scheduling.
- Monitor and manage projects to comply with safety, quality, productivity, and profitability requirements.
- Conduct project planning reviews before, during and after the project.
- Lead project schedule, progress and contract meetings.
- Monitor project billings and collections for accuracy and maintain a positive cash flow.
- Identify changes in projects that impact cost, schedule, or labor requirements.
- Continually monitor progress of projects; review reports to ensure compliance with schedule and budgetary guidelines.
- Ensure change orders/change estimates are completed in timely manner.
- Ensure work complies with customer specifications.
- Report to owner and general contractor about progress and any necessary modifications required.
- May also conduct estimating and design functions.
- Oversee design development.
- Perform risk analysis.
- Establish procurement plan for material and equipment.
- Develop process and manage contract administration including RFI’s, submittals, CO’s, contract closeout and claim mitigation.
- Ensure proper staffing on each project to produce optimized productivity.
- Assign individual responsibilities (Division of Resp)
- Act as liaison between the business and subcontractors to execute and manage contracts, ensure meeting specifications, act as middle person between subcontractor and General Contractor, payment requests.
- Participate in evaluation of completed jobs.
- Recommend improvements in project management procedures and overall company business practices.
- Maintain historical records of all functions for future use.
- Develop new and manage existing client relationships.
- Provide support to other team members as needed.
